Life is busy, and repairs add up over time. Most of us don’t know all of the repairs our houses need, and the repairs we know often end up on our growing to-do list. We need to find time and money to address them. We also get used to our homes the way they are. When you sell your home to another individual or family planning to live in it, they are going to get an inspection by a licensed home inspector. The inspector will list things you know and things you haven’t thought about since you bought the house, including the age and condition of the hot water heater, furnace, air conditioner, and electrical panel. 

Having items show up on an inspection report doesn’t make you a bad homeowner…it means you’re normal. Every home inspection report details items needing repair or updating. Often items come back on these reports simply because the codes and regulations have changed. The electrical panel was up to code when you bought the house, but safety codes have changed, and now it needs a bit of updating.

A house sale is a negotiation, and after inspection, most buyers ask sellers to make some of the repairs before they close or otherwise drop their price to match the cost of having it done after they move in. According to a survey from HomeAdvisor.com, the average cost of home renovations and repairs during a sale is $13,028.
