Here are 5 common mistakes home sellers make. The key to selling your house, getting your money’s worth, and keeping your sanity, is finding the right, “Goldie Locks” balance. You don’t want to list your house too cheaply or too empty. You want it just right!
If you decide to sell your house, make sure you can move through the process quickly enough to keep buyers happy and negotiations running smoothly. It takes time to make your house available for showings, inspections, and responding to requests from a buyer once under contract. If you don’t have time to handle these things, it may take you too long to get your first offers or to have a contract close. When houses sit on the market too long or when they come back on the market, buyers and realtors can start to assume that something is wrong with the house and avoid it altogether.
Sometimes it’s not you as a seller, but your price that slows things down. If you try to squeeze out every dollar by listing as high as you think you possibly can, you may risk scaring off potential buyers. After a while, you may end up needing to drop your price to generate more interest, but then you could run into the same issue of a drawn-out listing and buyers assuming something is wrong with the house.

Potential buyers need to be able to imagine themselves in your home. Better yet, they need to be able to imagine it as THEIR new home. If it is too full of your furniture, it will feel too cramped for them to imagine their own in the space. If every wall is covered in photos of your family, it will make it harder for them to think about their own family living there.
Just like you can list too high and too low, you can not only leave your house too full for showings. You could also show your house too empty. If there’s no dining room table, buyers may not realize they’re in the dining room. If your bedrooms have no beds, buyers may not be able to determine what size bed will fit and work well in the space.
